The Downs, Altrincham
Our clients approached us seeking sensitive and expert guidance for the refurbishment of their beautiful Grade II listed Georgian terrace house on The Downs, set within one of Altrincham’s most characterful and historically rich conservation areas. The house possessed remarkable character and elegance, but it was in need of thoughtful intervention to update both the interior and exterior while respecting its architectural significance. Because any element that formed part of, or was fixed to, the property required formal consent to be altered, the listed status of this home shaped every stage of the project.
From the outset, one of the most challenging aspects of the work was balancing our clients’ ambitions with the expectations of the planning and heritage officers. Securing approval for even modest alterations of a listed building in this conservation area proved to be a demanding process, with detailed scrutiny applied to each proposal. We liaised closely with the council throughout, refining and evidencing our design decisions to demonstrate that the interventions were both sensitive and justified. This included developing alterations that were functional, characterful and acceptable in heritage terms, such as an adaptable bespoke reading nook in the space beneath the stairs to the second floor and the introduction of additional rooflights to bring more natural light into the upper levels of the house.
One of the most important parts of the brief was also the most complex: lowering the basement floor to create additional living space. This required a highly considered approach to ensure that the existing historic fabric was protected. By carefully removing and reusing original materials where possible and methodically fixing new elements in ways that avoided unnecessary disturbance, we developed a strategy that respected the building’s significance while meeting the clients’ desire for a more generous and flexible family home.
Throughout the project, our role was to guide the clients through the intricacies of working with a listed building in such a beautiful conservation area, helping them understand what was possible, what required negotiation and how best to achieve their aims without compromising the character of their home. The result was a carefully considered set of proposals that improved the house, enhanced its functionality and preserved the qualities that made it an important part of Altrincham’s architectural heritage.
